As a result, well-prepared homes move.

Inventory exists — but not all inventory competes equally.

Many homeowners who refinanced into historically low rates in 2020–2021 are reluctant to sell unless necessary. This reduces turnover in certain price bands, particularly mid-range suburban homes.

However, life events still create listings:

  • Divorce settlements
  • Downsizing
  • New construction completion

The market is moving — just not in waves.


Where Buyers Are Winning in 2026

Buyers finding success this year are doing three things differently:

1. Acting Quickly on Strong Listings

Well-priced, updated homes still generate meaningful interest. Hesitation costs opportunity.

2. Negotiating on Days-on-Market Properties

Homes sitting 21+ days often provide leverage — especially if price reductions have occurred.

3. Expanding Geographic Strategy

Sometimes the right home isn’t in the first-choice town — but in the adjacent one with similar lifestyle benefits.

Flexibility is outperforming rigidity.


The Data Reality

The narrative that “nothing is for sale” doesn’t reflect transaction activity.

Contracts are still being written daily across Morris, Essex, Somerset, and Union counties.

But the competition has become selective — not universal.

This is not a scarcity market.
It is a precision market.


What This Means for 2026 Buyers

If inventory feels tight, the solution isn’t frustration.

It’s strategy.

  • Adjust search filters intelligently
  • Monitor coming-soon opportunities
  • Evaluate properties beyond surface cosmetics

The buyers who secure homes this year are not the ones waiting for perfect inventory.
