Across Morris, Somerset, and Middlesex Counties, inventory rose about 7% year-over-year, giving buyers more choices compared to last fall. However, homes that are well-priced and move-in ready are still attracting multiple offers within days.
“The rise in listings gives buyers breathing room, but the best homes continue to sell quickly,” Courtney explains.
“Presentation, pricing, and timing are everything in this market.”
Economic Signals Worth Watching
On the economic front, consumer confidence in the Northeast has dipped slightly, according to a recent Conference Board report, reflecting caution about inflation and job security. Meanwhile, Redfin noted that nationally, pending home sales rose 2.3% in August, suggesting many buyers are moving forward despite uncertainty.
“This is the classic tug-of-war market,” says Courtney Orlando.
“On one hand, buyers are cautious about economic signals. On the other, improving rates are pulling them back in. The key is preparation — knowing what you can afford today and what options exist if rates move again.”
