Zillow has just made its boldest move yet—and it could change how your home is seen, sold, or sidelined.

In a sweeping shift that has shocked both real estate professionals and homeowners, Zillow has started penalizing agents who don’t submit listings directly to their platform within 24 hours of marketing—even if the listing is already active and compliant on the MLS.

That’s right: Zillow is now acting as gatekeeper, determining what homes are visible—and when.


⚠️ A Listing Marked “Off Market”? It May Not Be.

Just last week, a home listed properly on Bright MLS was marked “Off Market” on Zillow, simply because it wasn’t uploaded to Zillow fast enough. The home was still active, still being shown, and still accepting offers—but Zillow said otherwise.

Meanwhile, the same company penalizes licensed professionals for marketing listings anywhere outside their platform.

“How is that fair?” Courtney asks.

“Zillow welcomes private listings that never appear on the MLS—but they restrict agents from doing the same. They’re not playing by the same rules.”


🤝 Consolidation Disguised as Competition?

What’s even more concerning? Zillow’s growing influence. The company has invested heavily in partnerships with other portals like Redfin and Realtor.com—platforms traditionally seen as competitors.

Redfin quickly followed Zillow’s lead with similar listing restrictions.

“It feels less like healthy competition and more like quiet consolidation,” Courtney warns.
“How are agents supposed to advocate for their clients when the biggest platforms are locking arms to protect their profits?”

If my home’s on Zillow, the leads go to my agent, right?

Not always.
